Stay2Work is short stay rental partner for large and small real estate owners.

The Netherlands has a huge shortage of affordable (rental) housing. And not only long-term rental properties but certainly also for temporary rental to expats, contractors and other migrant workers who want to book a short stay. Short Stay rentals are a response to this and offer good returns with maximum tax advantages. Stay2Work is the specialist in managing this process of Short Stay rental. This type of rental has specific requirements that must be met in order to take advantage of all the benefits.

Short Stay as a business model

Why should you rent out your property through Short Stay? The biggest advantage is that with the right occupancy rate, Short Stay rentals allow for a higher return with better tax advantages. Together with our clients, we look at the possibilities their municipality offers for short stay rentals. Stay2Work specializes in ensuring proper administration and contracts with tenants in order to meet the requirements and relieve the property owner.

Short Stay versus Holiday Rentals

The main differences between Short Stay rental and holiday rentals:

  • Duration of stay for Short Stay is minimum 7 nights to maximum 6 months
  • Short Stay has no tourist tax but a 9% VAT rate. Condition is that the guest/tenant registers and deregisters on time
  • A Short Stay accommodation is not the property owner's main residence
  • No rental contract for vacation rentals, but a rental contract for Short Stay
  • Holiday rentals are often period-linked, while Short Stay rentals are year-round.
